Job Summary

Conduct leasing and marketing activities to maximize occupancy by meeting prospects, touring community amenities, and utilizing designated telephone techniques while adhering to Fair Housing regulations. Manage daily financial operations including collecting rent, posting fees, preparing bank deposits, reconciling accounts, and processing invoices in YieldStar. Enforce lease agreements by reviewing resident files, collecting delinquent balances, and assisting with eviction procedures such as serving demands and coordinating court appearances. Respond promptly to resident complaints and coordinate annual renewal processes to promote satisfaction and retention. Maintain regular onsite office hours and ensure strict compliance with all company policies and legal requirements.

Required Qualifications

  • Thorough knowledge of the surrounding area, comparable communities, schools, shopping, bus lines, and ability to convert this knowledge into a selling benefit
  • Thorough understanding of policies related to screening qualifications and application criteria
  • Knowledge of lease paperwork, rent collection, and move-in/move-out procedures
  • Ability to explain screening, lease, rent, and move procedures to existing and prospective residents
  • Ability to collect and post rent, fees, and other payments
  • Ability to prepare daily bank deposits and reconcile bank accounts
  • Ability to prepare financial reports
  • Ability to process invoices
  • Ability to manage daily YieldStar rate reviews
  • Ability to perform pre-close/AME procedures
  • Ability to review resident files and accounting records to determine unpaid and/or late fees
  • Ability to communicate with residents regarding outstanding balances
  • Ability to implement procedures for collecting on delinquent balances
  • Ability to enforce the lease
  • Ability to review and submit invoices from vendors, contractors, and service providers
  • Ability to reconcile work performed or products purchased
  • Ability to obtain property manager approval
  • Ability to code charges to appropriate GL codes
  • Ability to manage communication between vendor/contractor, accounting, and the client/owner
  • Ability to assist in serving of rent demand
  • Ability to file the demand with the Attorney
  • Ability to coordinate the Writ of Restitution with the Sheriff
  • Ability to oversee the eviction process
  • Ability to process resident move-outs by reviewing lease terms and notice requirements
  • Ability to apply appropriate deposit and lease cancellation fees
  • Ability to process the disposition in accordance with established procedures and legal requirements
  • Ability to respond to complaints, questions, and requests in a timely manner
  • Ability to take appropriate action to resolve and address service issues
  • Ability to contact residents regarding the annual renewal process
  • Ability to prepare letters for the annual renewal process
  • Ability to follow up on renewal offers
  • Ability to investigate notices
  • Ability to maintain regular onsite office hours
