Job Summary
Assist the Maintenance Supervisor in supervising and scheduling maintenance activities, prioritizing service requests, and expediting emergencies. Perform preventative maintenance on community appliances, repair HVAC systems, plumbing, and electrical components, and prepare vacant apartments for move-in by completing necessary repairs. Monitor repeated repairs to determine causes, maintain inventory, and ensure upkeep of community appearance through groundskeeping and housekeeping tasks. Accurately complete records in OneSite, provide excellent customer service to residents and vendors, and assist in training staff. Work a varied schedule including weekends and holidays with a rotating on-call requirement.
Required Qualifications
- 1 year of general maintenance experience
- at least 6 months of apartment maintenance experience
- EPA certification Type I, Type II, or Universal
- Must be able to perform tile work
- Must be able to perform carpentry repairs
- Must be able to complete all facets of the apartment make-ready process
- Must be able to troubleshoot and repair HVAC equipment
- Must be able to troubleshoot and repair plumbing systems
- Must be able to troubleshoot and repair electronic systems
- Must be able to troubleshoot and repair all major appliances
- Must be able to troubleshoot and repair pool and spa equipment
- Must be able to troubleshoot and repair other systems on community
- Must have certifications/permits required by city or state to perform job responsibilities
- Must have dependable transportation to/from work
- Must be able to accommodate a rotating on-call schedule
- Must be able to work a varied schedule including weekends and holidays
- Must have normal range of hearing
- Must have normal range of vision
- Must have color discrimination
- Must have depth perception
- Must be able to complete tasks wearing appropriate personal protective equipment (PPE)
- Must be able to read and write in English at intermediate level
- Must be able to apply common sense understanding to carry out instructions and plans
- Requires public contact and excellent interpersonal skills
- Attendance and punctuality is essential for success in this position
- Must be able to lift/moving/carrying light to heavy weight material/appliances/equipment up to 50 lbs
- Must be able to use the dolly/buddy system for equipment over 50 lbs
- Requires manual dexterity sufficient to operate small-motorized equipment
- Must be able to complete tasks wearing appropriate personal protective equipment (PPE) (i.e., goggles, masks, gloves, etc.)
Desired Qualifications
- High school diploma and some college or trade school
- CPO certification
- Certified Apartment Service Technician (CAMT)
- Ability to work a varied schedule including weekends and holidays as required
