Job Summary
Conduct daily diagnostic imaging coverage including electrical, plumbing, HVAC, and general repairs for vacant apartments. Schedule and perform minor and routine maintenance on all appropriate equipment while inspecting and maintaining tools. Implement and manage the system for handling resident service requests, ensuring completion within 24 hours when possible. Keep all safety materials current and correct unsafe conditions immediately throughout the property. Maintain accurate records of preventive maintenance, service requests, and make-ready status. Handle on-call duties and participate in standby emergency schedules for evening, weekend, and holiday coverage. Assist the maintenance supervisor in distributing flyers and preparing the property for various inspections.
Required Qualifications
- A minimum of two years of full-time experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting, and HVAC
- High school diploma or equivalent
- EPA (refrigerant, transition, and recovery certification)
- Must possess strong verbal and written communication skills in English
- Own a basic set of hand tools
- Valid driver's license with good driving record and auto insurance
- Ability to perform work responsibilities at other locations and ability to travel within major metropolitan areas with possible overnight stays in other cities
- Ability to work some weekends as needed
- Must be able to sit, stand, climb, stoop, and remain at a desk for a period of up to 8 hours or more if needed
- Must be able to walk the property for up to 8 hours (or more) in various weather conditions
- Must have the ability to climb stairs
- Must be able to lift up to 30 lbs. as needed
