Job Summary
Coordinate emergency on-call and after-hours maintenance assignments, completing work orders within 24-48 hours while updating records. Troubleshoot and repair HVAC, electrical, plumbing, and structural issues, including sheetrock repairs, to maintain property aesthetics and integrity. Document all activities, communicate status updates to residents and supervisors, and ensure compliance with OSHA regulations and safety laws. Conduct preventive maintenance, assess safety standards, and report supply needs while assuming Maintenance Manager responsibilities during their absence. Maintain shop organization and collaborate with team members and external contractors to ensure seamless operations.
Required Qualifications
- EPA certification required
- Must be able to walk, stand, climb stairs or ladders and access various areas of the property
- May be required to push or pull items and reach overhead
- May be required to bend, stoop or kneel
- May require dexterity of hands and fingers and ability to grasp tools
- Must be able to see to perform inspections, read blueprints and schematics and read computer screens
- Must be able to hear and understand verbal communications in person and over the phone or computer
- Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms
- Must be able to operate various maintenance tools including power tools, ladders and lifts
- Must be able to operate a computer, keyboard, mouse and other office equipment
- A flexible schedule is required and hours include weekdays, nights, and weekends (including Saturdays and Sundays) as needed to meet business needs
- Employment with RPM Living is contingent upon successful completion of a background check as local and federal state requires
- A valid driver's license is preferred; candidates without a license will be provided a liability waiver, as applicable
Desired Qualifications
- High school diploma or GED – Preferred
- One year of multifamily maintenance experience and/or training; or a combination of education and experience will be considered
- CPO – Preferred
