Job Summary
Respond to resident service requests promptly and professionally, performing plumbing, electrical, HVAC, appliance, carpentry, drywall, and general maintenance repairs. Prepare vacant apartments for occupancy and maintain grounds, common areas, pools, and landscaping to ensure curb appeal. Assist with inspections, contractor coordination, and emergency repairs while documenting all work orders and communicating significant safety concerns to leadership. Participate in the rotating on-call schedule, remaining available by phone during assigned periods to respond to emergencies and report to the property when necessary.
Required Qualifications
- High School Diploma or GED
- One (1) to three (3) years of apartment or general maintenance experience
- Valid driver's license
- Reliable personal transportation
- Valid driver's license, registration, and insurance
- Ability to safely operate hand and power tools
- Basic computer skills, including Outlook and AppFolio
- Strong customer service and communication skills
- Frequently climb, kneel, crawl, bend, and lift up to 100 pounds with or without reasonable accommodation
- Use required PPE and follow OSHA and company safety policies
- Conduct yourself with honesty, integrity, and professionalism
- Deliver exceptional service
- Comply with Fair Housing, company policies, and applicable laws
- Support teamwork and continuous improvement
- Participation in the company's rotating on-call schedule
- Remain available by phone during assigned on-call periods
- Respond to emergency maintenance calls within the company's response time requirements
- Report to the property when an in-person response is necessary
- Document emergency service requests and repairs performed
- Communicate significant emergencies or safety concerns to the Lead Maintenance and/or Property Manager
- Provide professional customer service during after-hours emergencies
- Comply with all company on-call policies and procedures
Desired Qualifications
- Experience with apartment maintenance trades
- EPA Type II
- CPO where applicable
- Working knowledge of apartment maintenance systems
