Job Summary
Oversee leasing operations and HUD/Section 8 compliance for affordable housing, including managing certification programs, processing applications, and verifying resident income. Maintain property waiting lists, coordinate on-site data collections, and schedule recertification interviews while assisting with accounts receivable, rent collection, and apartment inspections. Ensure accurate calculation of rent levels and maintain resident files per regulatory policy. Assist residents with inquiries and support social activities and administrative tasks as assigned. Work flexible hours including on-call rotations and weekend availability, with physical demands requiring lifting up to 100 lbs.
Required Qualifications
- At least 2 years previous property management experience in the affordable housing industry
- 2 + years' experience in HUD/Section 8 compliance, certification and recertification
- Excellent and premiere customer service orientation
- Be able to perform job duties with limited oversight in a fast-paced environment
- Excellent verbal and written communication skills
- Accounts receivable and collections experience
- 2 years recertification experience or professional certification such as Certified Occupancy Specialist and any of the industry HUD/Section 8 designations
- Attention to detail and ability to work independently on assignments
- Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet
- High school or GED
- Ability to read and write English fluently
- Ability to accurately perform intermediate mathematical functions
- Ability to understand and perform all on-site resident management software functions
- A minimum of two years of experience in residential property management
- The ability to work any of the seven days of the week, 52 weeks of the year
- The ability to serve on-call, as scheduled or as necessary
- Must be capable of physically accessing all exterior and interior parts of the property and amenities
- Must be able to push, pull, lift, carry or maneuver weights of up to 50lbs. independently and 100 lbs. with assistance
Desired Qualifications
- Ability to attend various owner gatherings either in the general vicinity of the associates home property, or in another state
- Ability to attend certain resident events that are held after hours
