Assistant Community Manager

Job Summary

Manage affordable housing/section 8 recertification processes, maintain property waiting lists, and coordinate on-site data collections and resident recertification interviews. Build positive relationships with prospective and current tenants while investigating and resolving complaints, disturbances, and violations. Oversee financial procedures including verifying renter income, processing monthly payments, executing default protocols, and preparing legally compliant lease agreements. Maintain resident files in accordance with company and regulatory agency policies. Create organizational systems to support accurate record keeping and efficient financial transactions. Requires previous property management experience, working knowledge of HUD rules, and ability to work seven days a week with on-call availability.

Required Qualifications

  • Previous Property Management Experience
  • Working knowledge of recertification and compliance of the section 8 process
  • Knowledge of Department of Housing and Urban Development (HUD) rules and regulations
  • COS (Certified Occupancy Specialist) or TCS (Tax Credit Specialist) Certification or equivalent certification from a nationally recognized compliance training program
  • Knowledgeable in rent collections, posting to G/L, completing daily deposits, calculating SODAs, etc.
  • Outstanding customer service skills
  • Exceptional verbal and written communication skills
  • Accounts receivable and collections experience
  • Attention to detail and ability to work independently on assignments
  • Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet
  • High school or GED
  • Ability to read and write English fluently
  • Ability to accurately perform intermediate mathematical functions
  • Ability to understand and perform all on-site resident management software functions
  • A minimum of three years of experience in residential property management as a Community Manager
  • The ability to work any of the seven days of the week, 52 weeks of the year
  • The ability to serve on-call, as scheduled or as necessary
  • Must be capable of physically accessing all exterior and interior parts of the property and amenities
  • Must be able to push, pull, lift, carry or maneuver weights of up to 50lbs. independently and 100 lbs. with assistance

Desired Qualifications

  • COS (Certified Occupancy Specialist) or TCS (Tax Credit Specialist) Certification or equivalent certification from a nationally recognized compliance training program - Preferred
