Job Summary
Post rent payments, process daily deposits, and maintain accurate resident ledgers while managing delinquency end-to-end, including notices, payment plans, and guarantor outreach. Carry an individual leasing and renewal goal during pre-lease season by conducting tours, following up on leads, and closing applications for by-the-bed leases. Serve as an escalation point for resident and parent concerns, coordinate community events, and assume Community Manager duties during their absence. Walk the property regularly to identify maintenance issues and participate in the on-call rotation for after-hours emergencies. Assist with the annual turn, vendor scheduling, and hiring Community Assistants.
Required Qualifications
- High school diploma or equivalent
- 1+ years of experience in property management, leasing, hospitality, retail, or a comparable customer-facing role
- Strong math and attention to detail; comfort with ledgers, spreadsheets, and reconciliation
- Excellent written and verbal communication skills
- Ability to work weekends and extended hours during peak seasons (pre-lease, turn, move-in)
- Valid driver's license and reliable transportation
Desired Qualifications
- Prior student housing experience, particularly with by-the-bed leasing and guarantor-backed leases
- Working knowledge of Entrata, RealPage, or comparable property management software
- Familiarity with Texas landlord-tenant law and Fair Housing requirements
- Bilingual (English/Spanish)
