Job Summary
Conduct daily building superintendent duties including verifying property management reports, inspecting site areas, and auditing contractor work for repairs and cleaning. Coordinate with contractors via memos for pricing approvals and manage on-site customer service during lunch hours. Perform weekly site walks, review maintenance schedules, and monitor cleaning KPIs. Submit monthly reports on property management, cleaning supplies, and chemical usage to management and external partners.
Required Qualifications
- Experience in commercial real estate, skilled trades, or technology
- Ability to verify and check mortgage reports for adjacent buildings
- Ability to verify and check signature documents for each building
- Ability to inspect and check the central area of the building
- Ability to verify the regularity of the central area surrounding the building
- Ability to verify contractors performing work on the site
- Ability to coordinate with contractors for site inspection work based on quotes
- Ability to conduct site walks
- Ability to train building staff before leaving work (Wednesday)
- Ability to check building staff work schedules on Saturdays and Sundays
- Ability to meet with mortgagees at least once per month
- Ability to verify mortgage reports (buildings) per month
- Ability to create building mortgage quotes per month
- Ability to verify cleaning equipment and supplies per month
- Ability to verify paper consumption reports per month
- Ability to verify tool consumption and chemical cleaning agents reports per month
- Ability to verify building staff work plans per month
- Ability to evaluate cleaning contractor performance results per month (KPI)
- Ability to send documents to partners and tenants per month
- Ability to work on-site in Bangkok, THA
- Availability for 12:00-13:00 reception hours on Sundays
