Job Summary
Asset Manager at Vertical Bridge REIT, LLC is responsible for end-to-end landlord relationship management and ground lease administration for designated sites, including private, aggregator-controlled locations and municipal government landlords. Serves as the primary execution arm of Asset Management, owning tasks and outcomes with minimal supervision. Manages priorities, drives tasks to completion, and ensures continuity of operations through landlord engagement, timely document execution, and delivery of all lease and property-management obligations within SLA timeframes. Key duties include maintaining stable landlord relationships to protect lease rights and revenue continuity; executing renewals, site analysis, decommissioning naked sites, extensions, amendments, consents, easements, and non-negotiable approvals; administrating high-volume property management tasks; navigating landlord approval workflows; coordinating across Leasing, Legal, Accounting, Development, and Operations; coordinating with Accounting for rent payments, reimbursements, and reconciliations; maintaining relationships with agency contacts, aggregators, and third-party representatives; owning document flow, execution tracking, and follow-up; proactively resolving landlord issues with minimal supervision; analyzing lease terms and financial impact to support amendment strategies; maintaining accurate records in CRM, Site Tracker, and document management systems; and performing other duties as assigned by supervisor. The role requires a four-year degree and relevant real estate/telecom leasing experience, strong Excel and communication skills, and the ability to operate in a fast-paced, high-growth environment.
Required Qualifications
- Minimum four-year degree required (preferably in business or related field)
- Minimum three years of experience; preferably in real estate or commercial/telecommunications leasing
- Minimum two years of experience producing and working with legal documents preferred
- Advanced Excel competency and proficiency with MS Office suite products
- Strong negotiating skills with experience in property management
- Strong organizational skills; attention to detail and ability to work under deadlines
- Ability to work in fast-paced, high-growth changing environment
