Job Summary
Manage assigned property portfolios by acting as primary contact for investors and lenders, coordinating site inspections, and ensuring timely submission of financial reports and regulatory data. Develop annual operational and capital budgets to optimize revenue and manage expenses, while creating unit trackers, tax credit estimates, and lease-up reports for internal use and auditors. Collaborate with development and property management teams to build proformas, analyze cash flow distributions, and create asset management plans for under-performing properties. Forecast long-term outcomes using financial models and maintain the project deal book within shared databases. Interpret partnership and lender documentation to ensure ongoing compliance and prepare reserve withdrawal requests based on capital needs assessments.
Required Qualifications
- Five years' experience in financial analysis and reporting, asset management, or affordable housing development including LIHTC
- Proficient oral and written communication skills
- Proficient in financial analysis using Excel spreadsheets
- Proficient in Microsoft Office products
- Must possess a valid driver's license, vehicle and vehicle insurance
- Ability to transport files up to approximately 20 pounds
- Ability to lift files up to 20 pounds from the ground level to 4 feet in height and move them from shelf to shelf in storage
- Able to talk or hear using telephone
- Able to sit at desk for extended periods of time
- Specific vision abilities required by this job include close vision, depth perception and ability to adjust focus
- Walking- moving about on foot to accomplish tasks, particularly walking a property. The worker is subject to both environmental conditions inside and outside
Desired Qualifications
- Bachelor's degree in a relevant field of study preferred
- Certified Housing Asset Manager (CHAM) Certification preferred
- Real estate acumen, affordable housing preferred
