Job Summary
Conduct detailed financial analysis of multifamily properties, including budgeting, forecasting, variance analysis, and sensitivity modeling. Evaluate property-level performance to identify revenue growth opportunities and cost optimization strategies. Act as the primary contact with portfolio equity partners, completing required reporting and monthly financial reviews. Collaborate with the investment team on new acquisitions, providing input during due diligence, analysis, and underwriting. Analyze capital expenditure plans and assess their impact on property cash flows and long-term value. Perform 6-month, 12-month, and 2-year lookback analyses to evaluate historical performance and identify improvement opportunities. Partner with the Pricing and Revenue Management team to develop and execute property-level pricing strategies. Review weekly pricing recommendations, occupancy trends, and leasing velocity to challenge pricing adjustments when necessary. Prepare and present regular reports on property and portfolio performance to senior management, equity partners, and stakeholders. Manage loan compliance, administration, and communication with lenders to ensure adherence to covenants. Oversee technology implementations to improve tracking, reporting, and asset performance. This role requires 3+ years of experience in multifamily asset management, proficiency in financial modeling, and the ability to travel up to 50%. Based in the Houston Corporate Office, the Asset Manager supports Hilltop Residential's $1.8 billion multifamily portfolio across Texas and the southeastern United States.
Required Qualifications
- Bachelor's degree in Finance, Real Estate, or a related field
- 3+ years of experience in multifamily real estate asset management or a related field
- Proficiency in financial modeling and analysis, with strong Excel skills
- Knowledge of property management software and tools
- Excellent communication and presentation skills
- Strong attention to detail and analytical capabilities
- Ability to work collaboratively in a team-oriented environment
- Understanding of real estate market dynamics and trends
- Travel up to 50%
