Job Summary
Coordinate with Building, Soft Service, Security, and Engineering managers to manage occupant requests, complaints, and retention while enhancing occupancy through leasing alignment. Direct budgeting for operational and capital expenditures, manage recruitment and performance appraisals, and develop systems ensuring safety, morale, and continuous learning. Monitor energy consumption, maintain fire safety systems, and oversee physical plant renovations and capital improvements. Ensure compliance with legal standards, HK, Security, Finance, and Engineering protocols while coordinating procurement and payments to meet P&L targets. Report on-site performance to the Head of Operations and implement process changes to improve operational efficiency.
Required Qualifications
- Experience coordinating with Building Managers, Soft service Managers, Security Managers, Engineers, and other HODs
- Ability to coordinate events and address occupant issues promptly
- Experience in budgeting for Operational and Capital expenditure & renovations
- Ability to develop systems and procedures ensuring safety of team members, employees, plant, machinery and property
- Experience in recruitment and performance appraisal/management of staff
- Ability to develop and implement annual plans using customers and management inputs framework
- Experience monitoring energy consumption and designing methods for conservation and optimization of energy
- Knowledge of HK, Security, Finance and Engineering & maintenance activities/systems standards/efficiency/productivity levels
- Ability to recommend changes in processes, materials and equipment to enhance service levels and improve operational efficiency
- Experience maintaining physical plant including capital improvements and continuing renovations
- Experience maintaining fire safety system through regular inspection and physical check
- Ability to coordinate with finance to achieve P&L target for collection and remain below target expenses
- Experience coordinating with Procurement for getting POs issued on time and Finance for releasing Payments
- Ability to report on site performances to head of Operation
- Knowledge of applicable legal compliances and ability to comply and review on periodic basis
