Job Summary

Area Manager responsible for the oversight of multiple properties throughout Puget Sound (Seattle area), leading staff, supervising lease-ups, maintaining low vacancies, negotiating and enforcing leases, and ensuring property asset health. Duties include reviewing monthly financial statements and preparing variance/operating reports, supervising contract services and expenses, ensuring proper contracts and insurance for capital repairs, monitoring project status, maximizing occupancy and renewals, reviewing rent rolls and renewal reports, employing marketing tools to attract qualified traffic, auditing tenant files for compliance, maintaining accurate records, upholding site standards for appearance and maintenance, managing unit turns and service requests, addressing deferred maintenance and life/safety needs, staffing to maximize net income and resident retention, and coordinating with funders on annual reports and inspections. Requires deep knowledge of property management best practices, HUD/LIHTC/Section 8 familiarity, strong leadership and financial management capabilities, and ability to engage with diverse residents and stakeholders.

Required Qualifications

  • Associate Degree in Property Management, degree in any other field directly related to property management or equivalent experience
  • Minimum of five years of experience at a senior management level in residential property management, facilities management, or housing programs and services
  • Strong management, team-building, and interpersonal skills
  • Excellent verbal and written communication skills
  • Ability to work with people of diverse economic, social, and ethnic backgrounds
  • Commitment to learning about and embracing the Housing First model
  • Commitment to and interest in housing very low-income and homeless people and working with housing and human services
  • Demonstrated ability to develop and implement new policies and procedures and to manage operations in a growth model
  • Familiarity with commercial leasing and management and/or property development
  • Strong administrative and financial management skills
  • Proficient with building maintenance systems
  • Proficient with computer systems
  • Knowledge of landlord-tenant law and procedures
  • Ability to understand and deal effectively with resident, vendor or personnel concerns or issues according to Company policy
