Job Summary
Diagnose and repair HVAC, plumbing, electrical, flooring, carpentry, drywall, exterior structure, and appliance issues while handling resident service requests and maintaining community safety standards. Execute the make-ready process for vacant units by conducting pre-move-out inspections, creating punch lists, scheduling vendors, and completing maintenance tasks to ensure market-ready status. Manage maintenance inventory by tracking usage, returning unused items, and notifying supervisors of re-ordering needs. Assist with grounds and common area upkeep through trash removal, pressure-washing, cleaning, and painting curbs and signage. Participate in quarterly preventative maintenance programs and accommodate rotating after-hours emergency on-call shifts.
Required Qualifications
- A minimum of 2 years of residential maintenance experience including work orders and make ready turns
- Basic to moderate electrical, plumbing, HVAC, appliance repairs and general maintenance skills
- EPA Universal
- CPO
- Valid driver's license
- Ability to accommodate a rotating after hours emergency on-call schedule per Morguard's Emergency On-Call Guidelines
- Drug test
- Credit / criminal background check
- Reliable transportation
