Apartment Maintenance Technician

Job Summary
Complete all service requests prioritizing health and safety, diagnosing and performing routine maintenance repairs including electrical, plumbing, HVAC, carpentry, and painting. Document work accurately, assess vacant units for move-in readiness, and prepare apartments for tours by conducting lock changes and move-out inspections. Perform regular site inspections of exterior and interior properties to ensure regulatory compliance, monitor contractors, and order materials within the annual budget. Maintain shop inventory standards and assist the Property Manager with property inspections and improvement projects. Flex work schedule for after-hours and weekend emergencies while promoting resident trust and adhering to Fair Housing Laws.
Required Qualifications
- Must be able to perform day-to-day activities
- Communicates well with the Property Manager
- Promote good public relations with residents, co-workes, company staff, and service providers through a great attitude and resident trust
- Must have reliable transportation
- Must pass a background check
- General maintenance experience to include, but not limited to, knowledge of appliance repair, light carpentry, plumbing/electrical knowledge, and drywall/painting
- Ability to analyze and troubleshoot maintenance issues and repairs
- Comprehensive knowledge of Fair Housing Laws
- Physically able to perform maintenance duties as required
- Ability to flex work schedule to accommodate after hour and weekend emergencies in a timely manner
- Assist Property Manager in identifying improvement projects and on-going maintenance needs
- Accompany Property Manager during interior unit inspections to inspect interior for any maintenance issues, to replace HVAC filters, and to perform a check of all fire and safety items such as smoke detectors, fire extinguishers, firestops, and any additional furnished equipment
- Order materials, supplies, parts, and equipment in coordination with the Property Manager, and while adhering to the site's annual budget
- Maintain shop appearance to standards to facilitate quick assessment of supply inventory
- Assess vacant units and restore the unit to make ready condition
- Monitor independent contractors to ensure work is being completed as directed
- Assess all physical aspects of the site on a routine basis to include, but not limited to, HVAC systems, windows, siding, roofs, exterior lighting, water leaks, and breezeways
- Track and complete work orders on occupied and vacant apartments, and amenities
- Perform timely repairs including electrical, plumbing, HVAC (if licensed), carpentry, sheet rocking, painting, lighting, etc
- Preparing apartments for tour/new resident move ins by conducting lock changes, move-out inspections, trash out, punch out, scheduling vendors where necessary
- Assist with property inspections such as semi-annual, fire safety, pest control, etc
- Must be able to lift 50 lbs
