Job Summary
Oversee physical assets, conduct maintenance repairs for electrical, plumbing, HVAC, and appliances, and manage apartment make-readies for move-in and move-out. Coordinate weekly work order schedules, walk vacant units to assess needs, and ensure hazardous conditions are identified and corrected. Assist in maintaining exterior grounds, manage supply inventory, and monitor the monthly maintenance budget while prioritizing resident requests and emergencies. Report apartments ready for showing and coordinate warranty work with vendors. This role offers a path to Maintenance Supervisor and includes opportunities to assist in other communities.
Required Qualifications
- Prior apartment maintenance experience
- Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances, pool and spa equipment and other systems on community (gates, phone jacks, irrigation systems, etc.)
- Must have a valid driver's license and means of immediate transportation to provide service calls
- Must be EPA certified to purchase and recover refrigerant
- High School Diploma or equivalent
- Minimum of 3 years general maintenance experience and/or at least 2-year multi-family experience
- Must be able to perform all facets of apartment make-ready
- Ability to handle multiple tasks and prioritize duties and responsibilities
- Attention to detail
- Ability to work with little direction maintaining confidentiality and professionalism
- Ability to generate reports, business correspondence
- Ability to effectively present information and respond to questions from clients, customers, and the general public
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals
- Ability to read and write in English at intermediate level
- Ability to apply common sense understanding and carry out instructions and plans furnished written and verbally
- Normal range of hearing, close, distance and color vision, color discrimination, peripheral vision, and depth perception
- Ability to adjust focus for proper operation and repair of machines, wiring, and equipment
- Ability to complete tasks wearing appropriate safety equipment
- Ability to work in outdoor environment
- Ability to work overtime and service calls after-hours schedules
- Knowledgeable about the company's policies and procedures
Desired Qualifications
- Some college or trade school
- Freon Recovery Certification Type I and II, or Universal
- Certified Apartment Service Technician (CAMT)
- Certifications in boilers, plumbing, HVAC (basic and advanced), journeyman license, use of fire extinguisher and first aid
- Certified Pool Operator
- Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, maintenance, electrical, plumbing, HVAC, etc.)
- Painting experience
