Apartment Maintenance Supervisor

Job Summary
Maintain the integrity of all physical structures, meet safety standards, and ensure a well-maintained living environment by daily inspecting the community and swiftly addressing maintenance concerns. Anticipate and resolve issues in a timely manner while using YARDI to track work orders and manage inventory. Lead ongoing property improvement plans, assist with quarterly inspections, and schedule turn-ups for vacant apartments. Train staff on procedures and safety standards, manage vendor relationships and budgets, and ensure compliance with fire sprinkler, backflow, and alarm requirements. Practice proper safety techniques by immediately reporting equipment malfunctions or injuries. Work a regular Monday through Friday schedule with flexibility for nights, weekends, and holidays, with on-call pay available.
Required Qualifications
- professional working knowledge of all aspects of maintenance repair and service
- valid driver's license
- Proven experience in HVAC/maintenance repairs preferably in lease ups, multifamily housing, Active Adult, or hospitality environment
- HVAC/Pool Certifications
- experience with HVAC/Pool
- strong plumbing and electrical skills
- strong attention to detail
- Experience using YARDI or other property management software
- Effective communication skills with an ability to build collaborative partnerships
- Servant leader mindset and passionate about making a difference in other's lives
- Devoted sense of accountability and solution-oriented
- general knowledge of OSHA, ADA, and Fair Housing regulations
- reliable transportation
- flexibility to work a regular Mon - Fri schedule and nights, weekends, and/or holidays when required
- Must be able to physically access all exterior and interior parts of the property and amenities
- Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently
- Must be able to push, pull, lift, carry, or maneuver weights of up to fifty (50) pounds with assistance
