Job Summary
Lead day-to-day maintenance operations for a 109-unit apartment complex by organizing, prioritizing, and completing service requests for HVAC, plumbing, electrical, and general building systems. Diagnose repairs, oversee unit turns to ensure rent-ready status, and supervise outside contractors while identifying and correcting safety hazards immediately. Manage a two-person team through daily huddles, task assignment, training, and performance reviews, while scheduling staff to meet workload demands within budget. Handle after-hour service calls every other week and manage inventory, purchasing, and vendor bids. Assist with budget preparation, forecasting, and invoice review, and complete all required documentation including pool logs and reports. Adhere to Fair Housing laws and company policies while representing the organization professionally. Requires HVAC and CPO certification, ability to work outdoors in all weather conditions, and a valid driver's license.
