Affordable Housing Specialist

Job Summary
Process applications for Affordable Housing and Section 8 applicants, including credit and resident certification, while maintaining participant files and updating documentation. Monitor and manage program compliance with local, state, and federal regulations by reviewing utility allowances, investigating fraud, and ensuring rents meet maximum allowable levels. Educate residents on program issues, conduct orientations, and provide backup to sales for lease inquiries. Prepare month-end reporting data, assist Business Manager team with rent collection, and create periodic training for associates. Maintain diary systems and compile statistics to support audit conclusions and ensure timely actions on all matters.
Required Qualifications
- Bachelor's degree and equivalent experience
- Minimum of two years' experience in residential properties, property management or related business operation
- Minimum of one year of experience working with federal housing programs, financial eligibility determination, other affordable housing programs
- Must have and maintain a valid driver's license
- Must know and follow the Fair Housing laws
- Ability to exercise initiative, problem-solving and decision-making skills
- Knowledge of basic accounting/bookkeeping practices; office practices and procedures; filing and maintenance of fiscal records
- Ability to travel, when applicable
- Excellent verbal and written communication skills
- Attention to details
- Basic experience with MS Office software applications (e.g., Microsoft Office, Word, Excel, and Visio)
- Must be skilled in spreadsheets, drafting correspondence and creating and maintaining databases
- Ability to process computer data and to format and generate reports
- Physical presence onsite
- Regular and consistent attendance on the job
- Normal range of hearing and eyesight
