Job Summary

Project Manager for two affordable housing developments responsible for guiding the project from feasibility through perm-loan conversion. Working with the Director of Development, you will review opportunities (acquisition, rehabilitation, and land for affordable housing), lead the creation of development plans with the architecture team, evaluate financial feasibility, and prepare finance plans. You will manage due diligence (surveys, environmental reports, capital needs assessments, market studies, appraisals) and supervise consultants (architects, engineers, etc.) in partnership with entitlement and design teams. With team support, you’ll manage closing pre-development, construction, and permanent financing from conventional, public, and non-profit sources (e.g., 4%/9% LIHTC, State Tax Credits, HOME, CDBG, VHHP, AHSC, PBV/HAP, private grants). You’ll drive overall project budgeting and financing, secure entitlements through public hearings, and prepare initial financing and funding applications in collaboration with the Director of Development. Partner with Asset Management to ensure lease-up targets and lead the project’s conversion from construction to permanent financing. Requires a Bachelor’s degree and 2+ years of LIHTC real estate development experience (with at least 1 year as primary lead), experience with full development cycle, and ability to work with cross-functional teams and external partners. Strong communication, organizational, analytical skills, and comfort with MS Office/Google Workspace are essential. The role is based in Newport Beach, CA with a hybrid work arrangement; salary range is $110,000 to $130,000 per year, contingent on background checks and travel as needed. #LI-Hybrid

Required Qualifications

  • Bachelor's degree in real estate, business, finance, or a related field, or equivalent experience
  • Minimum 2 years of low-income housing tax credit real estate development experience, with at least 1 year of experience as the primary lead in development projects
  • Experience with the full cycle of real estate development, from initial feasibility to perm-loan conversion, including managing proformas
  • Experience managing general contractors and construction managers preferred
  • Thorough understanding of MS Office and Google Workspace, and proficient knowledge of MS Excel
  • Strong written and verbal communication skills (English)
  • Ability to interface/build cross-functional relationships with internal teams and external partners
  • Ability to learn new technology and industry concepts
  • Strong planning and organizing skills; ability to manage multiple projects and meet deadlines
  • Strong analytical skills with attention to detail
  • Minimum travel as required
  • Experience with financing sources like LIHTC, grants, and construction/permanent financing
  • Experience with budget development and fiscal management
  • Lease-up targets coordination with Asset Management
  • Public hearing participation and entitlement approvals
  • Basic understanding of affordable housing financing (e.g., 4%/9% LIHTC, HOME, CDBG, etc.)
  • Ability to prepare initial financing and funding applications
