Job Summary
Residential building Superintendent role in Birmingham, AL, overseeing safe and economical maintenance of the building, grounds, exterior perimeter, and mechanical equipment. Supervises handyman and porter; reviews work orders; conducts routine inspections of common areas and units; responds to emergencies 24/7; ensures compliance with building rules and regulations; performs basic repairs across carpentry, painting, electrical, plumbing, and related trades; requires HVAC, boiler, and sprinkler/plumbing certifications. Emphasizes customer service, staff training and supervision, and adherence to safety standards. Requires at least five years of maintenance experience, two years of managerial experience, HS diploma or GED preferred, and REAC knowledge. The role demands physical tasks and the ability to manage multiple deadlines and work with various maintenance duties.
Required Qualifications
- Five (5) years of maintenance experience
- Two (2) years of managerial experience
- High School diploma or GED preferred
- Certifications in HVAC, boiler, sprinkler, plumbing
- Strong customer service skills
- Ability to train and supervise maintenance staff
- Knowledge of painting, electrical wiring, plumbing, carpentry, appliance service/repair
- Knowledgeable in REAC requirements
- Ability to lift up to 50 pounds
