Job Summary
Monitor central plant, fire systems, and building automation equipment while maintaining logs and performing preventative maintenance. Respond to emergencies involving plumbing, fire alarms, and generators, and resolve equipment issues reported by residents or employees. Execute repairs on plumbing, minor electrical, and HVAC systems in assigned residences and common areas, ensuring proper shift hand-offs. Order supplies, maintain tools, and conduct monthly facility inspections. Provide backup response to nursing staff for residents requiring assistance and assist with snow removal. Operate alarm monitoring systems and electronic work order software with minimal supervision in a high-paced environment.
Required Qualifications
- General knowledge of electrical, plumbing, boilers, refrigerators, freezers and HVAC
- Excellent verbal communication skills in order to provide quality customer service and handle difficult situations
- Proficiency in operating an alarm monitoring system, fire panel, and SARA system
- Problem solving and decision-making skills
- Strong interpersonal skills and understanding of quality customer service
- Basic computer skills to utilize the electronic work order system via iPad, Phone or computer
- Ability to effectively interact with a diverse leadership team, staff, residents, and third-party associates, including vendors, providers, and visitors
- Ability to prioritize tasks and operate with little to no direct supervision
- Ability to function well in a high-paced, specialized and at times stressful environment
- Ability to work in high-noise environments for extended periods of time and in attics, and other tight or small spaces with little to no conditioned air or air flow
- Proficient with Microsoft Outlook or related software
- Understanding and implementing written and verbal instructions
- Reading and interpreting detailed prints, sketches, layouts, and specifications
- Preparation of reports, records, and logs
- Planning own work
- Working independently or as a member of a team, and the ability to work with limited supervision
